What Airbnb really is to a neighbourhood

Millions of people use Airbnb when traveling, but its popularity sometimes puts him in contrast with the people of the place. So, how do short term holiday lets affect a neighborhood?

In the decade since it was launched, the online home rental platform Airbnb has accumulated millions of people all over the world.

But it has also got entangled in disputes with the authorities, from Tokyo to Berlin to San Francisco.

Short-term rental restrictions in all over the world

Amsterdam: the Whole house for the holidays for a maximum of 60 days per year, which is set to be halved

Barcelona: Short term rentals should be licensed, but no new licenses are being issued

Berlin: Hosts need a permit to rent the 50% or more of their main residence for a short period

London: Short-term rentals for the whole of the houses limited to 90 days per year

Palm: the Mayor has announced a ban on short term rentals

New York: Usually, it is illegal for apartments to rent for 30 consecutive days or less, unless the host is present

Paris: Short term rentals limited to 120 days per year

San Francisco: the Host must obtain the registration of the enterprise and short-term rental certificate. The entire property rentals limited to 90 days per year

Singapore: Minimum rental period of six consecutive months for the public housing

Tokyo: the Home sharing legalized only in 2017. With a maximum of 180 days per year

While Airbnb opens some districts more tourists, it has sometimes proved unpopular with current residents.

Some fear that property owners are switching to long-term rentals short-term rentals, which can be more profitable.

In the Lower East Side of Manhattan, for example, one study found that full-time Airbnb ads earned, on average, two or three times the median long-term rent.

New York City has been the subject of a recent utility bill apply online for rental services to hand over data to the host, with the hope of cracking down on commercial operators.

The goal is to “protect our stock of affordable housing for the millions of inhabitants of New York, who could not live without it,” says New York city, board member Carlina Rivera.

And while Airbnb represents a small percentage of all housing units in any given city, it can represent a significant percentage in some districts, as for example in the Historic centre of Barcelona.

The rapid expansion of short-term rentals of the company with drones and driverless cars – is a relatively unexpected phenomenon causing governments to rethink the existing regulation.

Airbnb aims to accommodate a billion guests each year by 2028. The scale of his ambition means the regulatory battles are likely to continue for the foreseeable future, as more places try to shape and control its impact.

You can see the most rigorous repression that have occurred in places such as Japan, Barcelona and Palma.

Even jurisdictions, the choice of an approach that is more conciliatory, can, however, restrict certain types of ads, and require quite a bit of data sharing to the rental activity.

This can put a brake on the growth of the target business, but may also help to formalize and legitimize the presence of Airbnb as a fixture in the neighborhoods and around the world.
