The expenditure of £100 a month rent in London fixed space equivalent to a little garden, shed, compared to almost five times that in some parts of the north of England, new research shows.

Data released to BBC News show the cheapest rental property in the capital “simply does not exist”, letting agents, he said.

Data from 20 areas of England and Wales, relating to two-bedroom apartments and houses advertised on the OpenRent, and shared with BBC News, reveals that:

The types of rental properties also vary in size. The average London-bed rental apartment measures 51 square meters, according to the data. For against, in the countryside of Shropshire and Wales, the average is 77 square metres.

The amount of space you get for the rent is reflected in the space that you get for your money when you buy. The Office for National Statistics said 1 square meter of surface – about the size of a red phone box – at a cost of £19,439 in Kensington and Chelsea, while in Blaenau Gwent the same amount of space costs £777.

The 22-year-old said a friend had found a job in London, at the same time, and the two were able to rent a two-bedroom apartment in the Bow.

That costs £1,640 a month between them. The national average for renting a property in England and Wales is £926.

Sam Hurst, a spokesman for OpenRent, said: “Despite the city such as Oxford, Bristol and London to be extremely expensive in terms of monthly rents, the properties guaranteed by those high rents are not luxury.

“To have enough space in our homes is very important for our health, but the tenants, in the south of England they are paying a huge premium for.

“The result is that many in London are to compromise the position or live with, only to make ends meet.

“Young families that can’t afford to buy in a difficult position, since to find the space they need for their growing families, are forced to move to the city.

“Simply looking for the smallest, is not a solution for the tenants to the South. These properties, simply does not exist.”Control of rents’

Seb Klier, policy and campaigns manager for the campaign group Generation Rent, said: “The huge difference in rent all over the country lays bare the inability to build a sufficient number of houses in those areas that are the largest jobs markets.

“It can be much more convenient to hire in Shropshire or Northumberland to London, Oxford and Bristol, but the people are moving to these cities for work and are in need of homes at affordable prices.

“To solve this problem we need much more ambitious, from politicians to build houses where they are needed, together with powers to control rents, where the demand is highest.”

A spokesman for the Department for Communities and Local Government said: “We are fixing the broken our real estate market and make the rental sector more transparent and fair. In general, rents are currently rising at a level lower than inflation.

“But we are determined to do more, and for this reason we have increased the affordable housing budget to more than £9bn and has introduced measures to strengthen the delivery of the property.

“We are also offering our promise of prohibition of lease payments, together with other measures to make renting more fair and increase the protection for the people.”
